    New inclusive park opens next to shopping destination in Sutherland Shire

    A ground-breaking architecturally-designed children’s playground, celebrating nature, biodiversity, and inclusion, has opened at Australian developer Novm and Capital Corporation’s Woolooware Bay waterfront community in Sydney’s Sutherland Shire.

    Livvi’s Place at Bay Central, in partnership with the Touched by Olivia Foundation, is a playground inspired by the local nature, including the Woolooware Bay mangroves, Cronulla’s beaches and Indigenous history. The playground is a vibrant and inclusive space for children of all abilities to play, learn, and connect with their community.

    Novm CEO and Executive Director Adrian Liaw said the completion of Livvi’s Place is incredibly special as it provides an intergenerational space where parents, grandparents and children can play together, fostering a true sense of local community and identity.

    “The opening of this extraordinary playground marks another significant milestone for Woolooware Bay and Cronulla communities, reflecting their unwavering commitment to fostering inclusivity, community spirit, and the well-being of their children,” he said.

    “It is a testament to the power of collaboration, local expertise, and the shared vision of creating a space where every child can thrive.”

    To celebrate the unveiling, a grand opening was held for local families on 25 July. There were plenty of fun activities for the children such as face painting, bubble blowing, and morning tea provided by Bay Central Woolooware shopping centre tenant, Bakers Delight.

    Speeches from representatives of Livvi’s Place, Novm and Bay Central Woolooware’s Centre Management opened the event.

    “It’s wonderful knowing that children of all abilities can play and learn with all members of their families, interact with other children and have memorable experiences at this special playground when they visit Bay Central Woolooware,” said Heather Baard, the centre’s manager from Savills Australia.

    The playground is one of the final and most significant piece of the project, making its imminent completion. Woolooware Bay’s fourth and final stage – which includes 13 commercial suites and a 245-unit residential complex – is now complete and in the process of being settled after more than a decade in the making.

    Local knowledge informs design

    Liaw paid tribute to the playground’s designer, passionate long-time Cronulla local and landscape architect David Vago from habit8, for seamlessly blending elements of nature, culture, and local sports while providing exceptional amenity to the Woolooware Bay community and Cronulla Sharks fans.

    Children visiting the playground will have the opportunity to climb, slide and explore a giant shark structure, which pays homage to the local Cronulla Sharks rugby league team and club.

    A range of other engaging and interactive play equipment has been carefully designed to stimulate children’s creativity, physical activity and social interaction.

    Elements such as the nature walk provide a unique opportunity for children to learn about and appreciate the natural world around them, while Zoe’s magical fairy garden and musical instruments inspire children to use their imagination and develop interactive and socialising skills.

    Touched by Olivia Foundation helped inform the design of the playground, providing expertise on inclusive features that will ensure all children, families and the wider community can participate and enjoy Livvi’s Place at Bay Central.

    Additional features, such as accessible pathways and picnic facilities, sensory play areas and inclusive seating options, extend the inclusivity of the amenity.

    Traditionally a destination for essential household items, Bay Central Woolooware is the perfect case example of a local centre with diversified offerings, catering for health and wellness, leisure and entertainment and family-oriented activities. In the face of the growing online shopping trend, the centre provides an appealing physical destination beyond retail.

    Several restaurants and food outlets have opened recently, including Dilara Kebabs; Ishq Café, Bar and Dining; Golden Bay Asian; Levain Sourdough Pizzeria; KFC; Crown Tea; Burger Point and Camy’s Chicken.

    Future offerings include a medical precinct, including Woolooware Bay Medical Centre, Priceline, Cardiology Associates, and Bay Central Dental, which are all opening soon – as well as UFC Gym.

    Livvi’s Place Opening

    The story behind Livvi's Place playground at Woolooware - a space for kids of all abilities

    A trail-blazer for inclusive playgrounds for children of all abilities is proud to have helped shape a new facility at Bay Central, Woolooware Bay.

    Justine Perkins cut the ribbon to open the 47th Livvi’s Place playground, named after her daughter Olivia, who died at eight months.

    Ms Perkins told the Leader, while the playground design didn’t include all the suggestions they made, it was “a beautiful inclusive space that tells a story”.

    “We are proud to have been involved with the design and the community engagement,” she said.

    Ms Perkins and her husband John established the Touched by Olivia Foundation in 2006 in memory of their daughter, who passed away within weeks of being diagnosed with Lymphatic Malformation at the age of seven months.

    Overwhelmed by “indescribable sadness”, they devoted themselves to trying to make something positive out of their loss.

    Ms Perkins said their interest in playgrounds stemmed from the time they spent in them with Olivia and her older sister.

    “We realised playgrounds weren’t fit for purpose for people who may have a child with disability, for people who may have more than one child, one of whom likes to run and the other doesn’t, or one’s in a pram,” she said.

    “We were conscious the universal design of playgrounds was very lacking.”

    The network of inclusive Livvi’s Place playgrounds they helped establish around Australia led government authorities to completely re-think all new projects.

    Cronulla landscape architect David Vago, who designed the Woolooware Bay playground in partnership with the foundation, incorporated local natural elements, such as the adjoining mangroves, beaches and Indigenous history.

    Ms Perkins said they were engaged when the design process began, including community workshops involving families with children with disability and local primary school pupils.

    “At the end, when we were brought back in, there were some suggestions which we made – some were addressed, some weren’t,” she said.

    “It’s not a big playground, but there are some very beautiful inclusive elements and it’s respectful of the people who have gone before us and the community it will serve.

    “From a sensory perspective and telling a story, the designer has done a great job.”

    Ms Perkins said, “As a charity, we would ideally like to become redundant at some point because we are championing change and, once that change is embedded, we don’t need to be involved. We will just be glad to see the joy these play spaces deliver.”

    Bay Central Woolooware making locals’ lives easier

    Woolooware Bay residents and local shoppers are already embracing Australian developer Novm’s new Bay Central Woolooware shopping centre in Sydney’s Sutherland Shire, which is now open to the public.

    The centre is part of the fourth and final stage of the Novm and Capital Corporation’s billion-dollar project, Woolooware Bay Town Centre.

    Novm CEO and Executive Director Adrian Liaw says thousands of shoppers have visited the newly opened Woolworths, ALDI and Dan Murphy’s, outlets in the dining precinct and several specialty stores in the 18,000sqm retail centre.

    “We’ve been planning Bay Central Woolooware for many years and I’m proud to be celebrating the opening with Parkview, Savills Australia and all of our tenants. I appreciate how we worked together to get through the challenges we faced bringing Novm’s stunning vision to life,” Mr Liaw said.

    The celebrations commenced on 7 February with the opening of Woolworths, ALDI and Dan Murphy’s and specialty stores, and continued throughout the week. The opening ceremony on 10 February featured speeches from the Mayor of Sutherland Shire Carmelo Pesce and Mr Liaw, with the ribbon cut by special guest, 91-year-old Woolooware Bay resident Elaine Garner, who had been watching the centre’s progress from her apartment window.

    Bay Central Woolooware’s centre manager Heather Baard from Savills Australia says she can already see how the vibrant centre will quickly become an integral part of the community.

    “Feedback from shoppers has been very positive, with many already coming back to visit our anchor tenants, food outlets, health and beauty shops and local artisans,” Ms Baard said.

    “The centre will offer something for everyone, whether it’s a quick meal, the weekly shop, a present, pamper or a chance to recharge while overlooking the foreshore with views to the city.”

    For Bay Central Woolooware, architects TURNER designed two levels of inviting retail and dining and used warm, textural materials to create a sophisticated yet relaxed series of places where Woolooware Bay residents and visitors alike can shop, eat, connect and linger.

    Taking full advantage of the location, the podium-level dining enjoys sweeping views over the foreshore park to the water. A generous public park and inclusive playground at street level welcome all and merge with the waterfront nature reserve.

    “From the outset, our intent was to honour Woolooware Bay’s beautiful setting and its significance to the local community. The precinct was conceived as a place with a familiar, welcoming character, a connection to nature and a distinctly coastal identity,” says TURNER Principal Architect Nick Turner.

    TURNER’s experiential design team also designed the wayfinding and public art throughout Woolooware Bay. In Bay Central’s retail precinct, a shimmering ceiling draws inspiration from the Georges River and includes a ‘waterdrop’ feature at the arrival point.

    Stage Four of the billion-dollar Woolooware Bay Town Centre development comprises the Quest serviced apartment hotel, four residential towers comprising 245 apartments and 12 commercial suites.

    Upon completion, Woolooware Bay Town Centre will include 898 apartments and 23 commercial suites across 13 buildings and be home to more than 2500 residents.

    “We live just 500 metres from Quest Woolooware Bay, so we feel blessed to be given the gift of this property,” said Winchester.

    Bay Central Woolooware opens February 7

    The highly-anticipated Bay Central Woolooware is set to make its debut on Wednesday, February 7.

    The 18,000 square metre retail centre stands as a significant component of the fourth and final stage of the Australian developers Novm and Capital Corporation’s billion-dollar project, Woolooware Bay Town Centre.

    Novm’s CEO and executive director Adrian Liaw said the centre’s opening marked a major milestone for the 10-hectare masterplanned community, set on the shores of Woolooware Bay.

    “We are delighted to announce the opening of the first stage of Bay Central Woolooware and welcome the first group of retailers. We warmly invite everyone to visit the centre and join in the celebrations,” Mr Liaw said.

    The centre, set right at the doorstep of Woolooware Bay residents, is poised to become a vibrant hub for the local community. Whether picking up essentials at Woolworths, Aldi and Dan Murphy’s or creating new memories in the playground, the centre will be a versatile space.

    The initial phase of the Bay Central Woolooware opening will include Woolworths, Aldi, Dan Murphy’s, Combine Air, specialty shops and many outlets in the food court. Stage Two of the opening will include the addition of the medical precinct, fresh food and an expanded selection of specialty shops.

    “Families and friends will celebrate special occasions at their new favourite restaurants in the centre. Our gyms, spas and wellness centres, as well as at our medical precinct will help make health and fitness a priority,” Mr Liaw said.

    It is my pleasure to introduce Novm, the next chapter of our business.

    Since 2015, it has been a privilege to deliver various residential mixed-use projects to the landscape. Novm will build on this reputation by bringing our expertise to an expanded offering to other property classes, including retail, commercial and aged care.

    None of this would be possible without the team around me, who all continue to bring their insight and enthusiasm to everything we do. Partnering with Novm means working with the same people, and the same safe pair of hands.

    Sell-out launch.

    Stage One of Ashbourne Moss Vale sold out in one day.

    The highly anticipated public launch of Stage One of our Ashbourne Moss Vale project was a sell-out success on its initial weekend.

    A total of 143 land lots were snapped up via an online virtual launch in late August and at a public event held on Saturday, November 13 2021. Of these lots, 85 – ranging from 450sqm to 1400sqm – sold out in just four hours, equating to more than $40M worth of sales.

    Novm CEO & Executive Director, Adrian Liaw, said the eagerly awaited land release attracted plenty of attention.

    “Our team had expected significant interest in our land release this past weekend. Since Sydney came out of lockdown, we knew there had been a lot of pent-up demand for regional land, but we were still impressed by the turnout,” he said.

    Considered the gateway to the Illawarra Coast, Moss Vale sits 90 minutes from both Sydney and Canberra, in the heart of the beautiful Southern Highlands. The sought-after region has long been a popular holiday home and day-trip destination but is now developing into an ideal commutable tree-change region as city homeowners seek out space, tranquility and value for money.

    “With wide open spaces and a slower pace of life now a top priority for many buyers, it’s no surprise that Ashbourne has been so popular. Another real drawcard is the block sizes, which are larger than typical land subdivisions in the area at a spacious 640sqm on average,” Mr Liaw added.

    “Ashbourne ticks so many boxes for a diverse range of buyers, including local upgraders and those who want to leave the hustle and bustle of the city, whether they be empty nesters or young families drawn to the amazing lifestyle options available in the Southern Highlands,” he said.

    Ashbourne will total approximately 1200 homes upon completion in 2027, however, Stage One of the project is anticipated to be completed in 2023.

    Architectural vision.

    Nick Turner on his vision for Mesa Hurstville.

    Mesa Hurstville is a mixed-use hotel, residential and leisure development comprising four multi-story buildings that all centre around a lush central park. Set to transform the Hurstville and greater Georges River area, the development includes 253 apartments, 76 hotel keys, approximately 4500 sqm of retail area and 1500 sqm of green space.

    Nick Turner is the Principal and Founder of the multi-award-winning Turner Studios, and the lead architect behind the new development.

    “There will be real vibrancy and energy. Everything is connected to its central ‘green heart’ parkland,” Mr Turner notes. “From a landscape perspective, it is very synergistic to the site’s forest history.”

    The apartment designs are based on Feng Shui principles, with materials used to create a sense of calm and serenity. Mr Turner says the interiors of each apartment flow effortlessly into the wider architecture of Mesa.

    ‘’The first thing you will notice is that it is a very clean, open space with lots of light and strong connections to the outdoors through grand balconies and winter gardens,” he adds. “This was done deliberately to create a layout aligned with Feng Shui principles. So you will see that the palette is very calming, and the layout instinctively flows inside-to-out in just the right way.”

    Allowing for a constant connection to nature, the park at the heart of Mesa will be a place for relaxation and play, with landscaping rooted in inclusivity, local identity and sustainability.

    For Nick Turner, this has also inspired the residences, where everything comes together. “It’s reflected in the carefully choreographed landscape and the natural materials and earthy colours used within,’’ he adds. “An urban oasis.”

    A Q&A with The Lennox designer Lorena Gaxiola

    Living in a place where riverside and city vibes collide demands an apartment interior to match. And who better to create the relaxed and tranquil – yet modern and minimalist – luxury interiors befitting the grandeur of The Lennox than renowned international interior designer, Lorena Gaxiola. She shares her views.

    The Lennox is the epitome of premium riverside living. How did you start creating the interiors?
    The inspiration was drawn from the building design itself and from its surroundings. So you’ll notice that both the colour and materials palette are very natural and organic. There are a lot of natural elements like sandstone and timbers mixed with metals such as bronze and iron throughout. It is a much softer palette than you would normally expect to find in these types of high-end tower developments. Usually, they tend to be cold and monochromatic. But this is where the Lennox stands out, it is very warm and earthy-toned, which in turn creates a luxurious and tactile interior.

    Tell us about the lobby – it’s an incredible space to be in.
    As your first experience of the Lennox the interiors here set the tone for the rest of the building. It has an archaeological essence, going back to the building’s earthy palette and indoor/outdoor feel, but it’s also a very inspirational space. There’s lots of glass and light, you can view the automated car parking system from here, you can see you’re living amongst advanced, modern technology. It’s exciting.

    What sort of styling can buyers look forward to in their new apartments?
    We’ve aimed to recreate all the luxury styling and feel of a grand family residence, but in apartment living. It’s an instantly comfortable and neutral backdrop, so buyers can bring their own taste, flavour and personality into the building. The Lennox is the future of city living in Parramatta – people want to be here, it’s a riverside lifestyle – and we want owners to be proud of the location, its rich heritage and of their investment.

    How are the kitchens and bathrooms styled?
    The apartments offer a choice of two interior schemes, Sleek or Classic. Both keep things very natural and tactile, but with different feature fixtures and fittings.

    The Classic kitchen scheme is American-style walnut, combined with white surfaces, mirror splashback and black tapware. Compared to the Sleek kitchen, which has a heavier contrast of light and dark using Wenge, chrome and a stone splashback. Both are complemented by the same timber flooring and feature high-end appliances.

    In the bathrooms, you’ll find the same corresponding style as the kitchen – for example chrome tapware for the Sleek bathroom and black tapware for the Classic bathroom. But each has its own style of wall and floor tiles, with a grey mosaic feature tile in the Sleek scheme and Classic has a mini chevron pattern.

    Whichever style you prefer, we’ve purposely used a subdued and sophisticated palette, so it’s easy to add your own elements and make it your space.

    How are the interiors different in the Suites and Skyvillas?
    The Suites have premium variations, to reflect the prestige and style. Everything’s upgraded across the board – for instance tapware, splashback, benchtops and flooring finishes.

    Obviously, the Skyvillas offer the finest fixtures and fittings options, giving owners the chance to create their own bespoke, tailor-made living experience as you would expect when owning such an exclusive residence.

    Why do you think people should choose the Lennox for Parramatta living?

    Esplanade Norwest has been crowned the winner of the 2021 Excellence in Mixed-Use Development award by UDIA NSW, the industry’s leading authority.

    Adrian Liaw is the CEO and Executive Director of Novm. He has more than 25 years of experience in the property industry spanning all classes of real estate assets, from development projects to passive income-generating assets such as office buildings and shopping centres.

    Adrian’s career highlights have included being the President of Aoyuan International where he managed a multi-jurisdictional team covering a portfolio valued at over $5 billion in Australia, Canada and Hong Kong.

    Building on extensive property development experience across acquisitions, finance and sales, today Adrian is proud to lead Novm with a meticulous approach, constant drive, and commitment to always deliver.

    Cindy Chen

    As Executive Director of Novm, Cindy Chen leads the risk, legal and compliance functions across development projects and business disciplines. Before joining the team, Cindy worked as a property and corporate lawyer advising property developers, government and corporate clients on residential, mixed-use, office, retail, and other asset classes.

    Cindy has a successful track record leading highly complex transactions, including acquisitions, joint ventures, and mergers and acquisitions transactions. She is known for her strategic commercial approach and ability to build strong working relationships with stakeholders.

    Cindy holds a Bachelor of Laws and Bachelor of Commerce from the University of Sydney and is a member of the Law Society of New South Wales.

    Jessie Wu

    Jessie Wu is the Finance Director of Novm. For more than eight years, she has been responsible for all the business’s accounting, taxation and finance functions. This includes internal and external reporting and auditing, and working with Australia’s largest banks.

    Working with numbers in meticulous detail comes naturally to Jessie. She graduated from the University of Western Sydney with a Bachelor Degree in Accounting and has been a qualified Certified Practising Accountant (CPA) for over fifteen years. Before joining Novm, she applied her skills in banking, property development and the retail sector.

    As an experienced finance professional with a history in the property industry, Jessie is trusted to ensure projects are completed on time, within budget and to the highest standards.

    Paul Singer

    Paul Singer is Novm’s Development Director overseeing our Ashbourne project with his experience, natural leadership, communications and critical thinking skills.

    Paul has over 30 years of experience owning, operating and managing retirement villages, alongside an executive career that has included senior positions with PWC.

    Paul’s expertise in business operations, negotiations, compliance, and financial knowledge has seen him add value to one of Novm’s signature projects in multiple respects.

    Head of Corporate Affairs

    Jacqlyn Paneras

    Jacqlyn Paneras brings her invaluable experience in property, corporate communications, branding, journalism, fashion and civil engineering to her current Head of Corporate Affairs role.

    With her holistic understanding of marketing, Jacqlyn is responsible for Novm’s corporate brand and public relations, and also manages the Customer Success team as they work with all clients to ensure successful settlements.

    Before moving into this role, Jacqlyn managed Novm’s marketing strategies and sales across projects, including appointing and managing real estate and creative agencies to ensure project targets were reached. This was a natural evolution from her previous position as a Residential Project Marketing Manager for one of Australia’s best-known property agencies.

    Jacqlyn holds a Bachelor of Business from the University of Technology.

    Senior Development Manager

    Matt Drury

    Matt Drury brings over 15 years of property development experience to his role as Senior Development Manager at Novm.

    Having held various roles within the industry, from contracts administrator, project manager,  and most recently as development manager, Matt understands the importance of delivering high quality projects.

    As Senior Development Manager,  he is responsible for the development and delivery of Stage 4 of Woolooware Bay which is a complete masterplan over five buildings with over 250 apartments, a retail precinct, resort-style facilities and children’s play areas. Matt has also managed the completion of Esplanade Norwest for Novm.

    Matt holds a Bachelors of Construction Management from the University of Technology Sydney, a Master’s of Property Development from University of Newcastle and a Master of Business Administration from the University of New South Wales.
